What is RentalEval?

RentalEval is a free tool for quickly estimating the financial viability of short-term rental properties. Enter an address and purchase price, and we'll generate a preliminary underwriting report including projected revenue, expenses, cash flow, and key investment metrics.

How It Works

  • Enter the property address and your planned purchase price
  • We geocode the location using OpenStreetMap data
  • Revenue estimates are based on typical STR metrics for the area
  • Expenses include mortgage, taxes, insurance, management, and operating costs
  • Metrics like cap rate and cash-on-cash return are calculated automatically

Limitations

This tool provides estimates only. Revenue projections are based on market averages and heuristics, not actual comparable rental data. Actual performance will vary based on:

  • Property condition, amenities, and photos
  • Local regulations and permit requirements
  • Competition and market saturation
  • Seasonality and local events
  • Your management and hosting skills

Future versions will integrate AirDNA, Zillow, and other data providers for more accurate comparable analysis.
